Free tool for portfolio buyers

Buy the portfolio or buy the company. See which leaves you with more cash in under a minute.

Paste in the portfolio once. The free Portfolio Deal Calculator shows your stamp duty, total cash in, what you own on day one and the rent left over, side by side for a personal purchase and a company (share) purchase. You also get the Down-Valuation Defence Pack so a light valuation is less likely to kill your deal.

What you get

Two tools, free, as soon as you enter your details.

  • One

    Portfolio Deal Calculator

Type in a real portfolio. See the full cost of buying it two ways, side by side, in under a minute.

  • Two

    Down-Valuation Defence Pack

A short guide on how to build the evidence surveyors look for, so a low valuation is less likely to blow up your deal.

What the calculator shows you

  • Stamp duty both ways. Full SDLT on the properties, against 0.5% on the shares. On many portfolios this is the biggest swing.
  • The three parts of a company price. Mortgages repaid, director’s loan repaid and the shares. Stamp duty only on the shares.
  • Your cash in. Deposit, plus stamp duty, legal, valuation and broker costs.
  • What you own on day one. The discount, minus everything it cost you to buy.
  • Tax inside the company. The latent tax bill if the company ever sells, and when that tax is actually due.
  • Two ways to fund a share purchase. A straight share purchase with a deposit, or a flexible exit where the seller keeps 10% so you can reduce or remove the deposit.
  • Rent left over each year. After running costs, interest and company tax.
  • Cash-In Cash-Out (advanced). When the discount and refurb uplift are big enough, see what a bridge in, mortgage out and cash back out could look like.
  • Your portfolio after the deal. One purchase, one lender, one completion day.

The Down-Valuation Defence Pack

A low valuation can kill a portfolio deal. Here’s how to defend it.

You agree a price. The surveyor goes out. The report comes back double-digit percentages under, and suddenly the loan size and the deal are both at risk. Most buyers blame the surveyor. In reality, it is usually the evidence they had in front of them.

The Defence Pack walks through:

  • What evidence surveyors actually rely on
  • How to tighten that evidence before the valuation
  • What to do in the short window after the report lands

So your deal has a better chance of holding together if the valuation comes in light.

Who it’s for

This is for you if:

  • You are an experienced UK landlord with 5 or more properties.
  • You are looking at buying a portfolio of £1m or more in one go.
  • You are buying from a landlord who owns personally, or you are buying the limited company (SPV) that owns the properties.
  • You want to see the numbers before you make or accept an offer.

Not for you if you are buying your first property, a single buy to let, or a home to live in.

How it works

  1. Enter your name and email. You go straight to the calculator.
  2. Run your numbers. Change them as often as you like; results update as you type.
  3. If the numbers look tight or complex, book a free 15-minute Portfolio Fit Review so Jonathan can sanity-check whether lenders are likely to back the deal.

Three deals from the channel

Real files. Anonymised, with every figure taken from the valuation reports.

  • Portfolio purchase · six flats, two blocks13% short

The valuation came in 13% under the figure the seller believed. A second, independent set landed 7% under. With two reports on the table the buyer completed at around 70% of established value, and refinanced at 75% loan-to-value on the same numbers.

  • Company share purchase · six flats, broken title30% discount

Bought at a 30% discount. Valued on the way in with a broken title, poor block access and poor condition across all six flats. Valued on the way out 70% higher, once the title was repaired and registered unit by unit.

  • Partner exit · six flats over six commercial units+10%

Both partners expected one number; the valuation came in around 12% under it and the buyout was priced on that. On completion the titles were split into twelve, and the value rose 10% on the valuer’s own report — after the exit had been priced.

All three are written up in full in Three Deals That Nearly Died at Valuation.

From the initial contact through a Google search to getting us an excellent Mortgage Offer on property that we wished to transfer from a regular Buy to Let to an SPV, Jonathan and Nicki at SPV Mortgages have been excellent. Always kept us informed during the process and followed up on completion. Their fees are also a lot lower than most of their competitors. I have no hesitation in recommending SPV to future potential clients. Errol Holder

Jonathan has always made my life easier when it comes to mortgages and re-mortgages. He always has the best product for my requirements. On this particular re-mortgage, it was the most easiest pain free application for me. I didn’t have to do anything paperwork wise and I got a great deal! Apart from this Jonathan is always available to give advice and help in any way. His You Tube channel is also great!

FAQ

Is it free?

Yes.

Is this advice?

No. It is a guide based on the numbers you enter. Always take advice from your accountant and solicitor before you buy.

Why do you need my email?

So we can send the calculator link and the Defence Pack, and you can get back to them later.

What is a portfolio company purchase?

You buy the company’s shares instead of the properties. The properties stay inside the company.

Does it work for commercial or mixed use property?

It works out stamp duty for residential, semi commercial and commercial. Whether lenders will fund it depends on the properties. That is what the free 15 minute call is for.

Can I buy with no deposit?

Sometimes. The flexible exit can reduce or remove the deposit if the seller agrees. The calculator shows the numbers. The call checks if lenders will support it.

Are these real lender offers?

No. They are guides. Real terms depend on the properties, the deal and on you.
