  • Look at the whole picture – Number of properties, mortgages, rents, your age, tax position, and what you actually want out.
  • Work out if a one-go sale makes sense – Sometimes selling the company is better, sometimes selling the properties. I’ll tell you honestly if a full portfolio sale is realistic or not.
  • Make the portfolio “buyer and lender ready” – Rent roll, tenancies, certificates and basic housekeeping so decent buyers and their lenders can say yes.

In most cases, no. Many buyers prefer tenants to stay and the income to continue. If any units are likely to be an issue, I’ll flag that early.

It depends on size and complexity. The process is built around a single transaction rather than a series of individual sales, which is what compresses the timeline. What’s realistic for your portfolio is one of the things we’d work out on the call.

You pay us nothing to sell. We’re paid by the buyer on completion, and on the finance we arrange for them. You should know that before we start, not after.

No. I’m not a tax adviser. I work alongside your accountant / tax adviser so the exit route and finance line up with the plan they recommend.
